Competitive Market Analysis - CMA
You are considering selling your house and you want to know what it is worth before you put it on the market. You need a CMA or Competitive Market Analysis. It is an opinion of value usually given by a real estate agent.
A CMA is an estimate prepared by looking at all of the houses in the immediate area of a property that have sold in a given period and comparing them to the subject house
A CMA is not an appraisal. An appraisal is given by an "Appraiser" who is also licensed by the state. An appraisal is used to determine the loan value of a property. A lender usually requires an appraisal before making a loan to make sure they are not lending more than the property is worth.
